Built to Adapt: A Resilient Home Above Howe Sound

Perched within the rugged natural landscape of West Vancouver, the Howe Sound House is a quiet study in constraint-driven design—an example of how environmental limits can inspire architectural clarity rather than restrict it. Recently completed, the home responds to a dense web of zoning regulations, ecological sensitivities, and geotechnical challenges, resulting in a residence that feels both grounded and remarkably forward-looking.

The homeowners envisioned a three-bedroom residence with a secondary suite and a three-car garage, all confined to a tightly regulated footprint. A protected creek running through the site imposed a fifteen-metre setback, while excavation revealed an even greater challenge: the property consisted entirely of unstable fill, likely from historic landslides. Rather than forcing a conventional solution, the design team approached the problem with engineering ingenuity, developing a raft-like foundation that allows the house to move as a single unit should the ground settle over time. The result is a structure engineered for resilience—stable, adaptive, and future-proof.

Sustainability is deeply embedded in the home’s design. A high-performance building envelope minimizes heat loss, while an efficient mechanical system reduces overall energy demand. Rainwater collection supports responsible water use, and native landscaping reinforces the home’s ecological integration, requiring minimal irrigation.

Located within a wildfire hazard zone, material choices were carefully considered. The exterior is clad in black metal, its vertical fins adding depth and rhythm while meeting stringent fire-resistance requirements. Warmth is introduced sparingly through wood soffits, creating a subtle contrast that softens the home’s sculptural exterior.

Inside, light and landscape take center stage. Expansive glazing frames sweeping views of Howe Sound, while fluid transitions between interior spaces and outdoor decks encourage year-round connection to the environment. Designed to endure both structurally and aesthetically, the Howe Sound House exemplifies a modern approach to sustainability—one rooted in longevity, adaptability, and respect for place.
