Yaletown Sub-Penthouse

The purpose of this renovation was to improve the functionality and efficiency of the space by maximizing the layout via an open plan concept and update to the overall feel and aesthetic. The condo was converted from a dated two-bedroom layout to a modern master suite with the most significant challenge being the maximization of space to accommodate the owner’s wishlist.

Eliminating the original entrance to the master bedroom allowed the designers to double the footprint of the kitchen while utilizing the original second bedroom as a means of entry into the master. The second bedroom then opened-up and converted to a study, acting as a buffer between the main living of the condo and the private master bedroom and ensuite.

Scale and careful attention to proportions of integrated items into the design provide the best functionality to the occupants. For example, carefully scaled counter heights, widths of doorways, increased ceiling heights, and various levels of lighting to include ceiling, wall, and accent lights such as motion detection accent LED pathways in bathrooms, kitchen and wardrobe areas are just some of the finer details.

Home automation technology was integrated to maximize the functionality and efficiency of the home. Automated window coverings programmed to a variety of daytime settings reduce energy consumption. The building was already built with geothermal heating/cooling which was further improved with Smart Thermostats to reduce energy consumption by occupancy tracking. High-efficiency appliances were also integrated throughout. All the lighting within the unit is wireless, programmable, and motion sensor.

The new design incorporated a variety of light hues and finishes to provide a clean, bright and contemporary canvas as opposed to the previous finishes that were very dark and dated. Matte white walls, rift-cut white oak floors, and white oak millwork offer a neutral backdrop for bold accents and furnishings.

For contrast, matte black was used on the bathroom vanities and hardware while dramatic granite slabs in the kitchen add impact.
